FAQ
Frequently asked questions
Compliance, fees and listing ownership questions people actually search for.
Will I lose control of my Airbnb listing?
No. You remain the owner of the listing. We're added as a co-host, which means your booking history and reviews always stay with you, even if you decide to manage it yourself again later.
What do you charge your management fee on?
Accommodation revenue only, plus extra-person or pet charges where relevant. We don't charge a percentage on cleaning, linen, deposits, repairs, your own stays, or platform fees.
Who pays for cleaning?
Cleaning is charged separately and passed straight through to the cleaner, either to you or built into the guest's cleaning fee, whichever we agree.
Do I need a Readiness Audit if I'm already letting my property?
It's optional if you already have an active listing, but many owners find it useful, particularly with a national short-term-let registration scheme expected and Dover District's rules on second homes and holiday lets tightening.
Can you just check on my property without letting it out?
Yes, that's Second Home Care. Inspection frequency is matched to your insurance conditions, from monthly up to weekly.
What areas do you cover?
Sandwich and the surrounding CT13 villages, including Deal, Worth, Ash, Woodnesborough, Eastry, Staple and Richborough. See areas we cover →
What happens if something goes wrong while a guest is staying?
Full Local Management includes emergency guest assistance and maintenance coordination through our own trades, so problems like a lost key or a heating fault get dealt with the same day, not queued through a call centre.
